A Year In The Capital: How We’re Supporting London Housing Development

Twelve months into our expansion into London, we thought it was a great time to reflect on our decision to grow our South East presence and explain more about how we support affordable London property development. 

Expanding into London

As a property business with a strong and established presence in our home city of Manchester, we have built a reputation as the driving force behind the creation of affordable housing developments with sustainability at their core across the North West of England.

Building on the impact we’ve made in the North, we began to experience more and more demand for our specialist property services in the South of England, particularly in London.

With a keen focus on the UK’s housing crisis and the demand for fit-for-purpose homes in the right locations, we knew we could do more to serve our partners in London by creating a permanent physical presence there.

Therefore, in 2023, we made the decision to open a London office, with our managing director, Lee Robinson, relocating to the capital and building a team of property experts to support our work in the South.

London housing crisis – statistics

As you know, the London housing market is in crisis: here’s a snapshot of the situation.

  • In 2021-22, under 3,500 affordable homes were built in London – far from the requirement of 45,000
  • One in 50 Londoners lives in temporary accommodation
  • Temporary accommodation harms the mental health, development, education, and physical health of adults and children
  • A quarter of Londoners live in poverty after paying for their homes
  • The distribution of wealth in London is extremely unequal – the top 10% hold 44.3% of the city’s net worth
  • More than one child in every London classroom is homeless
  • Nearly half of housing associations are unconfident they can maintain development at 2021-22 levels
  • 22% of homes in London and the South East are social housing.
